Glanville has supported the John Lewis Partnership in undertaking transport planning services for a proposed development of 170 new rental homes on a former industrial site in Reading. Resolution to grant planning permission has recently been given by Reading Borough Council.
Approximately 16% (one in six) of the houses will be affordable housing but will maintain the same specifications as the market-rate homes. Local residents will also be given right of first refusal on the homes.
The homes will be energy efficient, incorporating air source heat pumps for heating and hot water along with on-site solar PV panels and zero-carbon offset payments. The site will also contain nearly 5000 sq ft of space for fitness, socialising, and landscaped communal gardens.
The project will create more than 120 jobs during construction and is expected to generate £18m in additional household spending and Council Tax over the next decade supporting local shops, cafés and services.
Glanville was also involved with the two previous planning approvals for similar John Lewis Partnership build-to-rent schemes in West Ealing and Bromley. The planning consent in West Ealing involves the construction of 428 new rental homes, while Bromley involves 353 new rental homes, the first build-to-rent consent in the Borough. In total, these three approvals have unlocked almost 1,000 new homes.
