Glanville has been working alongside Berkeley Homes since the preliminary design stage in March 2018 providing Civil Engineering planning guidance and design. Our Structural Engineers joined the project in June 2019 and have been providing detailed design services.

Planning was approved for the 12.3 acres site in November 2019. Sensitivity to retaining the heritage of the site, creating green spaces, biodiversity and a community of homes are key features of Berkeley Homes’ design.

The application approved over 1,000 new houses of which a significant number will be affordable homes along with the restoration of the iconic factory building, chimney and clock tower into luxury flats.

Glanville is involved with Phase 1 of the build to create 4 blocks of flats using reinforced concrete frames, construction of a block of town houses and the refurbishment of the old factory. Phase 2 is subject to detailed planning but the current application includes a further 3 blocks of flats, and 2 town houses.

The project has presented a particular set of challenges through the refurbishment of the existing factory where the design features a large atrium and basement construction. This has required detailed design to calculate wind loadings and justify the over stability of the building. In addition, the site sits on top of several underground water sources which has further complicated the structural design.
