Glanville provided services to CALA Homes for the redevelopment of the Oxford University Press paper mill, which stood on the site from 1720 to 2004. We worked with CALA providing advice at the pre-purchase stage to support their bid and subsequently provided support in respect of a reserved matters application.
The new Wolvercote Mill scheme comprises 190 new homes, including 95 private dwellings and a mix of apartments, townhouses, traditional two-storey houses and large villa-style homes and provides 50% affordable housing. The development is set within the site’s natural landscape of a reservoir and the mill stream.
Glanville assisted CALA at the pre-purchase stage undertaking technical and planning due-diligence work assessing transport and access, onsite constraints including flood risk and drainage, ground contamination and remediation strategies. This included detailed assessment of below ground services undertaken by our geomatics team using desktop utility record searches and the latest in underground pipe and cable detection equipment.
We also provided expert advice to assist with the preparation of the Reserved Matters application, discharging planning conditions and undertaking detailed structural and civil engineering design work. This included access design, land ownership constraints, services constraints, the adjacent river and weir, flood risk, contamination, engineering solutions and abnormal costs.
The Wolvercote Mill project demonstrates our ability to work within restricted time constraints, work with senior colleagues to coordinate multi-disciplinary teams, identify where skills are not available in-house and work with external partners to ensure project delivery.
