Sunningdale Park, Ascot
Glanville provided detailed structural design services for Sunningdale Park, a Berkeley Homes development in the Royal Borough of Windsor and Maidenhead based around a unique collection of restored, listed buildings in a stunning country park setting.
Sunningdale Park is a residential development of 168 new houses and apartments, including 38 affordable properties, set in a 79-acre historic county estate. The development also opens up and restores a previously private Park and Garden to provide public access and improve pedestrian connectivity within the area.
At the pre-planning stage, our Civil Engineering and Transport teams undertook the preliminary design work for the planning application producing a range of reports, including a Transport Assessment, Flood Risk Assessment (including sustainable drainage), a Travel Plan and Utilities Statement.
This role included technical negotiations with the Highway Authority to agree a package of off-site highway improvements to mitigate the development’s impact and enhance connectivity, extensive CCTV investigation to prove the existence of an adopted sewer and agree a new drainage connection with Thames Water, and negotiations with the Lead Local Flood Authority (LLFA) to agree sustainable drainage measures.
Post-planning, our Structural Engineering team provided the detailed structural design for the various house and apartment layouts. Although most of the properties were new-build, some included the retention of existing features, which demanded additional and complex technical detailing. The walls of an old kitchen garden belonging to the original house have been incorporated as a feature into the design of ten of the houses. We also advised on the structural design for a listed terrace of gardener’s cottages, the façades of which were to be retained, with a new structure built behind. Both these projects included significant temporary works to keep the wall safe and secure during the building process.
